How to shortlist Tbilisi districts for buy vs rent

Who this is for

Buyers, long-let tenants, and advisors who need a district shortlist in Tbilisi before they drown in ads.

Fashionable names are not value. Daily-rent asks are not long-let comps. A thin district median is not a market. This page is a workflow: read depth with price, pick the job (buy / long rent / daily), then open live inventory.

Read median ask and listing depth together

Open Tbilisi districts compare. That page is a live snapshot of active apartment inventory and median asking price per square metre by district. Data may still be refreshing. Treat it as a starting screen, not a finished comps table.

Why depth matters. A low median built from a handful of ads is fragile. A higher median with a deep listing pool is usually a stronger baseline for shortlisting. Prefer rows where you can see both price and evidence.

What the median is. It is a median of asking prices in the current inventory Mapblip can see. It is not a closed sale, not a valuation, and not a promise that any one flat will trade there.

What to do next. Pick two or three districts that fit your budget band and commute needs, then leave the compare page and open live search. Do not stop at the district label.

Buy vs long rent vs daily rent

These are different jobs. Mixing their ads is the fastest way to invent a fake market.

If your goal is long-term hold with rental income, read rental yield by district after you have a clean buy shortlist. Still keep buy asks and rent asks in separate columns.

Worked shortlist (live search only)

  1. Define the subject. Buy or long rent. Rooms. Size band. Hard no-gos (floor, parking, pets, new-build only, etc.).
  2. Open district context. Skim compare Tbilisi districts for median ask + depth. Note which districts look deep enough for your band. If a row looks thin, keep it as a maybe, not a baseline.
  3. Narrow names without prestige bias. Use best areas to buy or best areas to rent for a practical shortlist frame. Vake and Saburtalo are not automatically "better value" because they are well known. Check Saburtalo apartment prices and Vake apartment prices when those districts make the cut.
  4. Open live inventory. Go to Mapblip search. Filter city = Tbilisi, sale or long rent, your rooms and size band. Prefer sorting that surfaces value or GEL/m2, not only newest.

  6. Normalize. Convert to GEL per m2 with a dated FX if the ad is in USD or EUR. Record the FX date next to the number.
  7. Label the range. Write a low / median / high ask range for the shortlist. Label it as asks, not closed sales. Drop outliers that are clearly wrong pin, wrong size, or stale.
  8. Stop at a shortlist, not a decision. Viewing, title checks, and a lawyer still sit outside Mapblip.

Asking prices are not closed sales

Mapblip and the classifieds boards show what sellers and landlords are asking today. Geostat and NBG publish official series that answer different questions (indices and offer-price direction). None of those replace a signed contract or a bank valuation.

When you write a memo for a client or yourself:

  • Say ask, median ask, or asking GEL/m2.
  • Include the date of the pull and the FX date if you converted.
  • Link the original ad, not only a screenshot.
  • Keep buy, long rent, and daily rent in separate tables.
